Keller delivered a design-build foundation solution to support a six-story residential development.
The project
The construction of the Neville Drive South Apartment development comprised a six-story residential building with a below-grade concrete parkade. Following excavation, restricted working conditions and unstable subsurface soils, including sloughing soil at depth and a significant sand layer, presented challenges for conventional foundation installation.
Keller delivered a design-build solution using CFA (auger cast) piles to provide a stable, efficient foundation system. While sleeving methods were initially considered, Keller’s approach eliminated the need for casing, improving constructability within the confined excavation. Load testing was performed to optimize the pile design, enabling reductions in pile length and diameter while maintaining performance requirements. The final design was accepted in coordination with the engineer of record.
Keller installed 230 CFA piles across the 27,104 SF footprint. The piling program was completed with quality assurance supported by inspections and concrete testing.
